02  /  Delivery

How we contract

We're comfortable in any structure. What matters is that the number you're given is the number you can build to.

01

Lump Sum

Complete documents, competitive bid, fixed price. Scope gaps identified in writing before award, not in a change order after.

02

CM at Risk

Early engagement with a guaranteed maximum price. Open-book buyout with shared savings returned to the owner.

03

Design-Build

Single point of responsibility across design and construction, with our design partners engaged from concept.

04

Negotiated

Repeat-client work priced on a cost-plus basis with an agreed fee. Fastest path from decision to mobilization.

03  /  Preconstruction

The estimate is
the product.

Most projects are won or lost before a shovel moves. Our partners came up through estimating and operations, so budget, sequence, and permit strategy get the same attention as the field work.

  • /01Conceptual estimatingBudgets at schematic, developed and reconciled at each design milestone.
  • /02Constructability reviewDrawing-set conflicts flagged across disciplines before they reach the field.
  • /03Code & permit strategyMassachusetts code review and jurisdiction-specific permitting mapped into the schedule.
  • /04Value engineeringAlternates priced with real subcontractor input, not percentage guesses.
  • /05Subcontractor buyoutScope sheets written line by line so nothing falls between trades.

04  /  Leadership

Two principals.
Both on your job.

You meet the people who will run the work. Neither of us hands the project to someone you've never met after award. More than twenty years of Greater Boston commercial construction between us.
